There have been drastic changes in the mortgage banking industry since 2008 when much of the banking industry was shaken by near collapse.
Despite the major changes in lending, the public perception that getting a mortage loan was difficult was erroneous, as loans have been available the entire time. What has happened is that loan criteria loosened up beyond what was healthy for the banking industry, and when many banks failed and faced 'bad debt' from poor loans made during the housing boom, banks started employing more conservative standards that were actually more realistic than they had been.
